MODEL OVERVIEW
A REIT fund (Real Estate Investment Trust fund) is an investment fund or security that pools capital from multiple investors to invest in real estate properties or real estate-related assets. REITs typically own, operate, or finance income-producing real estate, such as shopping malls, office buildings, apartments, or hotels.
Our advanced Excel model is designed for preparing detailed financial projections for a REIT fund, with a monthly timeline extending up to 8 years. It covers both the fund and asset manager, generating Income Statements, Balance Sheets, and Cash Flow Statements. The model accommodates up to 15 property investments and other financial investments, calculating total income, expenses, and unrealized/realized gains and losses on these investments. It also includes features for modelling asset management and performance fees, including hurdles and high-water marks, as well as staff costs, marketing, operating expenses, fixed assets, taxes, equity movements, and borrowings.

- Charts presenting total assets under management, property holdings, total fee income, total return by fund and IRR by property investment.

MODEL STRUCTURE
The model comprises of 9 tabs split into input ('i_'), calculation ('c_'), output ('o_’) and system tabs. The tabs to be populated by the user are the input tabs ('i_Setup', ‘i_Actuals’, 'i_Assump_Fund' and ‘i_Assump_AM’). The calculation tab uses the user-defined inputs to calculate and produce the projection outputs which are presented in 'o_Fin Stats' and ‘o_Dashboard’.

- The model follows best practice financial modelling guidelines and includes instructions, checks and input validations;
- The model contains a dynamic timeline that allows for a mix of actual and forecast periods across a 8-year timeline allowing projections to be rolled forward from month to month;
- The model is not password protected and can be modified as required following download;
- The model includes an 8-year timeline split on a monthly basis and summarised on an annual basis;
- The model allows for projections on both fund and asset manager basis;
- The model allows for the following number of underlying categories for each line item:
- Property investments – 15 investments
- Other income from properties – 3 categories
- Other direct expenses from properties – 5 categories
- Other expenses (fund) – 5 categories
- Marketing costs – 5 categories
- Staff costs – 10 categories;
- Other expenses (asset manager) – 15 categories;
- Fixed Assets – 5 categories;
- Fund details, currency, starting projection period are fully customisable;
- The model includes instructions, checks and input validations to help ensure input fields are populated accurately;
- The model includes a checks dashboard which summarises all the checks included in the various tabs making it easier to identify any errors.
